Will their inspection fully meet the  Standards of Practice of the American Society of Home Inspectors?
          
Will the company answer unlimited follow-up  questions after the inspection?
         
Will the company's Inspection Report be  completed on-site with a computer-generated printed summary?
           
Will the company's Inspection Report contain  digital photographs to improve understanding?
           
Will the company's report include a  descriptive  Homeowner’s Manual with maintenance advice?

Thoroughness is Essential
Many agents and brokers have come to realize that a Home Inspection, performed by an experienced and knowledgeable professional, can be utilized as away of reinforcing enthusiasm of a homebuyer.

Naturally a Realtor does not want an inspector to downplay or ignore a problem.  This could have disastrous consequences for all concerned.

However most houses are fundamentally sound and stable, but many have minor problems that need to be reported.  This is protection for both purchaser and Realtor.
 

Providing Perspective
The greatest benefit that a home inspector can give a homebuyer is perspective and an improved understanding about the home or building being purchased.

Many homebuyers do not know what importance to attach to any defects found.  Providing perspective means having a more educated view of the function of the various components in the home, and the relative importance of any problems observed.   The home inspector can explain if a particular problem is significant or whether it is just one of the many possible minor defects found typically in many homes.


Countering Objections by Third Parties
Quite often homebuyers receive advice, whether solicited or not, from other persons including family members, friends and co-workers.  Frequently this advice is not related to the home in question, and may be seriously misinformed.  Unless corrected the homebuyer may develop a fear of some component or feature due to such misleading information.

Houses with Known Problems
The above is also true for houses with a previously identified or significant problem.  A well-trained inspector will analyze the defect in a balanced and even-handed way and reach a logical conclusion.  When explained in a calm manner, along with recommendations concerning remedial work, the problem will usually recede and the purchaser will regain confidence.
